Uløya – Lyngen
Uløya is a truly extraordinary place. It is here that the true Arctic lies – not the geographical one, as designated by the Arctic Circle (500 km south of the island!), but the one defined by the climate, with an average temperature of 10°C in July.
It is right here that the famous Blåtinden (1142m) – Uløytinden (1114m) – Kjelvagtinden (1104m) ridge rises straight from the sea, producing one of the finest ski-touring and hiking routes – whether it be winter or summer – even tempting and seducing royalty.
It is here where beautiful waterfalls drop down many metres from high, rocky outcrops, and where dozens of crystal-clear lakes are spread across the landscape, most notably the two largest ones – Isvannet and Blåvannet, or Ice and Blue lakes. A multitude of streams and rivers, sometimes raging, sometimes meandering amid green meadows, welcome you even on the shortest of island walks.
Here, you will also find herds of elk and reindeer living, including – and this is not a joke – two-time world champion reindeer – the famous male “Typhoon”! And finally, here is where completely virgin rock walls and numerous ice cascades are found, some of them reaching more than 500m in height.
The multitude of islands, rocky outcrops and inlets, all combine to produce this extremely varied and wonderfully scenic landscape which contributes to the uniqueness of this place. A trip to any of the peaks of Uløya allows you to enjoy incredibly beautiful panoramas and to admire the spectacular mountain range of the Lyngen Alps, reaching up to 1500m in altitude, with steep walls falling directly into the blue waters of the famous Lyngen Fjord. Turn around and your sight is attracted towards the slender towering peaks of the islands Kågen and Arnøya – mysterious and solitary, rarely visited by tourists.
Lyngen is also famous for great fishing grounds that are rich in cod, catfish and – most importantly – the huge halibut. Many inlets and islands form the perfect conditions for fishing in perfect solitude, often with the whole fjord to just yourself.
This is the Arctic, where you can really feel like you are at the edge of the world. During the long endless days of summer, in contrast to the nearby bustling Nordkapp, Uløya and Lyngen offer a peaceful haven, rich with nature, green birch forests and a multitude of wildlife, a complete contrast to the snow and harsh Arctic landscape of the winter months.

We strive to deliver good quality home food based on local fresh ingredients. We combine the local specialties such as reindeer, various kinds of fish, fresh mussels, fiskekake (Norwegian-style fishcakes) with international cuisine creating a fusion allowing you to taste Norwegian North with a touch of foreign influence. We are particularly proud with our selection of soups based on Norwegian tradition of nutritious food enriched with an international spice, particularly appreciated in winter after a long and successful tour.
We start a day with a breakfast consisting of yoghurts and muesli, selection of meats and cheeses, various kinds or eggs or hot frankfurter sausages.
A local polar-bread sandwich is prepared for you to take away for a tour, and you will have a selection of snacks and fruits for your choice. We also offer hot flasks.
For dinner we typically make a small starter such as salmon tartar or shrimps in lemon sauce followed by a nutritious soup (Uløybukt fish soup and bean/lentil soup being our pride) or fresh mussels as zuppa di cozze. For the main course we serve baked or fried fish with various sauces, fiskekake, reindeer or moose stew (delicacy!), Finnmark schnitzel or a raclette with pickles. An addition of various kinds of potatoes or long forgotten types of groats (such as millet once widely used in Norway) complements the meal. A home made desert completes the meal.
Our crystal-clear water and soft drinks (apple juice, coke) are always available for you during meals.
Accommodation
Enjoy our comfortable two-story lodge and a separate small lodge, both located just 50m from the water line, at the foot of Blåtinden (1142m). There is also a drying room for equipment and the entire infrastructure associated with skiing and boating.
We are a place created out of a passion for the outdoors and nature. We are people for whom the outdoors is the way of life. We are mountain climbers, skiers, divers and anglers. We ventured with expeditions to Patagonia, Mali, Madagascar, Causacus and Tien-Szan, we climbed in the Alps, and Himalayas and we even stormed K2 in winter. We are experts in our fields and so we created this place in a true ski-touring paradise to share our knowledge and passion with you – our guests.
Private transfer or public transport (depending on option chosen) from Tromsø (approx. 4 hours) or Sørkjosen (approx. 1 hour) to the ski touring centre on the island of Uløya. If taking private transfer, transfer can be offered in connection with any scheduled flight arrival time to Tromsø or Sørkjosen, however, we recommend that you book your flights to arrive in Tromso before 15:00 and to depart from Tromso after 14:00.
Here you will check in to your comfortable apartment for your first night in the beautiful Lyngen region.
Each day your guide will choose a suitable route to showcase the best of this beautiful region, with tours adapted depending on the group’s level of fitness and experience and on weather and snow conditions.
There are many possible tours to choose from. Vehicle is included for tours on the mainland, and also up to two tours using boat to access additional regions such as neighboring islands and the Lyngen Alps.

If you wish to try your hand at sea-fishing you can have it as an alternative to one of the ski days, when you have a very good chance of catching dinner! It is not uncommon to catch 30kg of fish during a trip, but if you’re lucky enough to beat the current record and catch a halibut weighing more than 77.6kg, you’ll get a free bottle of wine!
Your week of ski touring in the Lyngen region draws to a close. Breakfast followed by public transport or private transfer to Tromsø for onward travel. If taking private transfer, transfer can be offered in connection with any scheduled flight departure time from Tromsø.
Cancellation
4.1. Cancellations must be in writing and is valid from the day it is received by the accommodation
4.2. Any cancellation of booking requires the following fees:
4.2.1 If cancelled within the first 10 days after booking, the tenant shall pay a cancellation fee of NOK 500, provided that there are more than 50 days to the rental period starts.
4.2.2 If cancelled later than 10 days after booking, and up to 50 days before the rental period starts, the tenant shall pay a cancellation fee of 20 % of the total amount due under the agreement
4.2.3 If cancelled 49-35 days before the rental period starts, the tenant shall pay a cancellation fee of 50% of the total amount due under the agreement.
4.2.4 If cancelled from 34-8 days prior to the rental period starts, the tenant shall pay a cancellation fee of 80% of the total amount due under the agreement.
4.2.5 If cancelled from 7 days prior to and until the rental period starts, the tenant shall pay a cancellation fee of 100% of the total amount due under the agreement.
4.2.6 Cut-off time for the above days is the preceding midnight.
4.3. If the tenant can get another person to take over the rental agreement in the same period and at the same price, and this person is accepted by the accommodation in writing, the rental agreement can be transferred to this person for a fee of NOK 500.
4.4. If the tenant has booked transport through the accommodation, a cancellation of the transport booking must also be made through the accommodation. The right to cancel the transport booking is subject to limitations in the transport companies’ terms and conditions, and is only possible to the extent the cancellation is accepted by the transport companies. Any and all costs and fees in connection with the cancellation must be borne by the tenant.
4.5. The tenant must himself arrange for travel insurance and / or cancellation insurance to cover any costs as a result of illness or other circumstances that prevent the tenant from making use of the booked holiday home and / or additional services. the accommodation is unfortunately not able to provide insurance to individual resident outside Norway. The accommodation recommends that people living in an EU / EEA country, carry their European Health Insurance Card (EHIC) for the entire journey, as well as travel insurance. In the event of cancellation of the stay, the actual cancellation shall be notified to the accommodation, while a claim for financial compensation shall be directed to the insurance company.
General
These Terms and Conditions apply when entering into an agreement to rent holiday homes and/or additional services between tenants and the accommodation, as a provider of holiday homes and additional services, trading under the brands of Activ Retreats.
Information given on the website https://activretreats.com/, in other marketing material from the accommodation and in the travel documents, together with these general terms and conditions, constitutes the whole agreement between the accommodationand the tenant. The agreement terms shall, upon contradiction, supersede information given in other documents. the accommodation does not warrant for any information provided by any third party.
The agreement is binding between the parties when the tenant has received a booking confirmation.
Payment
When booking, the first instalment on 20% of the total price is due for payment 14 days after the conclusion of the agreement. When booking online with a credit card, the given credit card will be charged 20% of the total price immediately. All travel documents will be sent to the tenant as soon as the prepayment is registered. Second instalment on 80% of the total amount is due for payment 30 days prior to the rental period, and must be received by the accommodation the latest at this date.
When booking 29 days prior to the rental period or later, the total cost of service is due for payment immediately after the conclusion of the agreement. When booking online with a credit card, the given credit card will be charged the total amount immediately. All travel documents will be sent to the tenant as soon as payment is registered.
If the accommodation shall assist the tenant with the booking of transport, the payment for the transport is due immediately after the conclusion of the agreement. Paragraphs 2.1-2.3 regarding delay of payment for bookings do not apply to the payment for transport.
If the payment terms in Section 2.1 to 2.4 are not met, this will be considered a material breach and justifies the accommodation to cancel the agreement. The accommodation will attempt to notify the tenant before the agreement is cancelled. The tenant’s payment obligation is governed by section 4 Cancellation.
Changes
Provided there are at least 56 days to the agreed date of arrival, and that there are available booking alternatives, the tenant is entitled to change the booking. Changes can not entail the rental amount to be less, and the change must be within the same year and to the same destination as the original booking. Fee per change is NOK 300.
If the tenant has booked transport through the accommodation, any changes in the transport booking must also be made through the accommodation. The right to make changes in the transport booking is subject to limitations in the transport companies’ terms and conditions, and is only possible to the extent that the changes are accepted by the transport companies. Any and all additional costs and charges for the changes from the transport companies must be borne by the tenant.
The tenant’s responsibilities
The tenant shall treat the property and inventory, and any other material that is available for the tenant, properly. The holiday home and all other material that are handed to the tenant shall be returned in the same condition as it was at the takeover.
The tenant is obliged to leave the holiday home in a tidy and thoroughly cleaned condition. The tenant shall in particular pay attention to cleaning of the refrigerator, freezer, stove, oven, grill, bathroom and sanitary installations. The holiday home must be left in the same condition as one would like to acquire it. Costs for missing or inadequate cleaning will be billed the tenant. Even if the tenant has booked final cleaning, this does not exempt the tenant to arrange the dishes, empty the refrigerator and tidy in and around the holiday home before departure.
The tenant is obliged to compensate any damage caused to the property, residence with inventory, boats, engines, equipment etc. and has a corresponding liability for such damage caused by persons participating in the rent or which the tenant otherwise provides access for to the properties.
The tenant may upon arrival be required to submit a deposit for a total amount of NOK 2000 per unit, and if applicable one boat. For boats beyond this number, a deposit of NOK 1500 per boat may be required. The deposit will be repaid to the tenant when the tenant returns the unit and the boat in the agreed condition.
It is the tenant’s responsibility to hold the appropriate certifications in accordance with Norwegian law to operate a boat. It is the tenant’s responsibility to acquaint themselves with Norwegian law on fishing tourism in Norway. Unless otherwise agreed, the tenant can use his rented boats only from dawn till dusk and must park them for the night in a designated place in Uloybukt. It is strictly forbidden to use boats in the dark and park them outside of the accommodation’s property.
The tenant is responsible to have adequate insurance for the whole length of his stay. The insurance must cover for all the tenant’s planned activities, specifically for costs of rescue operations including use of vessels and helicopters and medical transport to the tenant’s country.
The tenant hereby confirms his understanding of inevitable risks involved with his planned activities during his stay with the accommodation. Specifically the tenant understands the risk involved in outdoor activities such as ski-touring, mountaineering, climbing, hiking, sea fishing and hereby declares that he takes them up solely at his own responsibility regardless of using a guiding service if supplied by the accommodation.
The ski-tours start right at the doorstep of our house. For example, a 15km trip takes you to the top of Blåtinden (1142) from where you can ski straight down to our front door again, just in time for a cold beer (or 2?) and a hot sauna.
The other options on Uløya include famous Grand Traverse which is a 20km skywalk along Blåtinden , Uløytinden and Kjevagtinden ridge with an exhilerating descent run to a small village of Havnnes on the other side of the island. This is one of the top tours in the whole Lyngen area, a true must-do.
Saeteraksla tour is also a great option, with amazing views over Rotsund straight and unforgettable slopes leading directly to our lodge.
Fancy something different? Take a trip to explore neighbouring islands such as Kågen or Arnøya, with their pristine slopes and amazing mountains. Getting to Kågen involves beach-landing, which is an unforgettable experience, and allows us to reach remote and rarely visited places such as Crystal Valley (amazing ride down from the top of Crystal Peak), Valhalla Valley or Redotind Valley. We also go to somewhat more popular Store Kågtinden 1226, one of the most striking and highest mountains in the area.
We also go to visit Kåfjord Alps on the mainland with their stunning peaks of Sorbmegeisa, Rissavarri and the most popular Storhaugen. All those peaks offer breathtaking views over Lyngen Alps and truly fantastic slopes.
Climbing – ice or rock, your thing? Ice cascades, virgin couloirs and the rock walls of the Isvannet valley all wait for you.
Having a rest-day? Fancy trying your hand at sea fishing? Not a problem – we are surrounded by the fishing grounds where you can catch your dinner. Probably enough for another night as well – catching 30kg of fish is not unusual. And just in case you happen to beat our record – currently a 77,6kg halibut – you get a bottle of wine.

Additionally, you must not alter or remove any intellectual property once you have received approval to use them from Activ Retreats.
Our terms of use apply to all of our services that you access online directly or indirectly. By accessing or using our website or making a booking through our marketplace, you acknowledge that you have read and agree to these terms of use. We may amend these terms at any time and reserve the right to make changes and improvements to the marketplace at any time without incurring any liability from you. While using this marketplace, you can view listings from retreat hosts ("Hosts") and request to book ("Bookings") for the available sessions. By placing a booking for a retreat or host rental through this service, All bookings are subject to a deposit (“Deposit”). Once you have selected a trip, made a reservation, provided your personal information and your booking has been accepted by your host, you will enter into a binding contract with the host of the trip. While Activ Retreats will try to assist you in resolving any issues that may arise between you and the host, we cannot be held responsible for any problems that arise, whether before or during your Retreat. If you have any questions, complaints, or comments about a host, listing, booking or deposit, you can contact Activ Retreats through the marketplace at support@activretreats.com.
All listings, agreements and policies encompassed in these listings are subject to the host's terms and conditions. Activ Retreats is not a party to any agreement between yourself and a Host. We recommend that you carefully read each host’s terms and conditions. Activ Retreats is not responsible for any decisions you make based on the information provided by Activ Retreats or that of our hosts on the marketplace, unless stated otherwise in these terms of use.
Additionally, you acknowledge and agree that You are not allowed to use our marketplace for any inappropriate activities such as spreading viruses, hacking, spamming, damaging, deleting or making our marketplace inaccessible. You are not allowed to use manual or automated software or processes to crawl or scrape the marketplace or reproduce, decompile or reverse engineer it. Hosts may not list retreats, events, products, or services that violate any applicable laws or regulations. . Activ Retreats reserves the right to modify a listing at our discretion in order to improve visibility, appeal, and ranking. This may include editing the title, correcting grammar and punctuation, rearranging sections, images, and text, and similar actions. We also reserve the right to suspend or terminate your use of the marketplace at our discretion and without cause. Misrepresentation of a Retreat or Property is not permitted by Activ Retreats and is immediate grounds for your listing to be removed and your access to the Services to be terminated.
We are constantly updating Our listings. The retreats and host rentals available on Our Service may be mispriced, described inaccurately, or unavailable, and We may experience delays in updating information regarding our retreats on the Service and in Our advertising on other websites.
We cannot and do not guarantee the accuracy or completeness of any information, including prices, product images, specifications, availability, and services. We reserve the right to change or update information and to correct errors, inaccuracies, or omissions at any time without prior notice.
If You wish to book a retreat or host rental available on the Service, You may be asked to supply certain information relevant to Your booking including, without limitation, Your name, Your email, Your phone number, Your credit card number, the expiration date of Your credit card, Your billing address, and Your shipping information. In addition, you may be asked to verify that you are physically and emotionally capable of participating in the Retreat.
You represent and warrant that: (i) You have the legal right to use any credit or debit card(s) or other payment method(s) in connection with any Order; and that (ii) the information You supply to us is true, correct and complete.
By submitting such information, You grant us the right to provide the information to payment processing third parties for purposes of facilitating the completion of Your booking.
When You create an account with Us, You must provide Us information that is accurate, complete, and current at all times. Failure to do so constitutes a breach of the Terms, which may result in immediate termination of Your account on Our Service.
You are responsible for safeguarding the password that You use to access the Service and for any activities or actions under Your password, whether Your password is with Our Service or a Third-Party Social Media Service.
You agree not to disclose Your password to any third party. You must notify Us immediately upon becoming aware of any breach of security or unauthorized use of Your account.
You may not use as a username the name of another person or entity or that is not lawfully available for use, a name or trademark that is subject to any rights of another person or entity other than You without appropriate authorization, or a name that is otherwise offensive, vulgar or obscene.
We may terminate or suspend Your Account immediately, without prior notice or liability, for any reason whatsoever, including without limitation if You breach these Terms and Conditions.
Upon termination, Your right to use the Service will cease immediately. If You wish to terminate Your Account, You may simply discontinue using the Service.
Bookings and Listings
Listing rentals or retreats on our marketplace is FREE. Hosts set their own fees for their retreats and host rentals. If you make a booking, you may be responsible for paying a portion of the fee to the organizer. We have no involvement in or liability for your payment of reservations.
On the marketplace, you can view prices for the retreats and host rentals in different currencies. These conversions are estimates. At the time of payment, the price of the retreat and or host rental will be converted in real-time to the currency specified by the organizer. This may differ from the amount displayed earlier. The price displayed after this real-time conversion will be the final amount due for the reservation. The marketplace may require payment in the user's national currency and may charge a conversion fee for this.
The payment terms for bookings are set by the hosts, and the currencies and payment methods available may vary. Activ Retreats is not responsible for these payment terms or any rights derived from currencies.
Payment cards (credit cards or debit cards) are subject to validation checks and authorization by Your card issuer. If we do not receive the required authorization, We will not be liable for any delay or non-delivery of Your booking experience.
We pay all partners and hosts via Stripe.
We reserve the right to refuse or cancel Your booking at any time for certain reasons including but not limited to:
We reserve the right to refuse or cancel Your booking if fraud or an unauthorized or illegal transaction is suspected.
In the event that Activ Retreats brings a customer to you who successfully books your retreat or venue via our marketplace or directly on your site after visiting Activ Retreat, you will be required to pay a commission of 10% on the total price of the booking unless otherwise agreed to with Activ Retreats. This commission will be collected as a deposit from the customer at the time of booking, and the remaining balance will be transferred to you after deducting a payment processing fee. Please note that this commission applies to all bookings and rentals made through our marketplace and to referrals. If a customer is referred to you by Activ Retreats, you are also required to pay a 10% commission on the total price of the booking unless otherwise agreed to with Activ Retreats.
If you wish to challenge a commission charge, please contact us at support@activretreats.com. We will investigate this to determine the original source of the lead and, if necessary, make adjustments. If you believe you received a lead from a different source prior to a customer’s engagement with Activ Retreats, you may provide a copy (or screenshot) of the dated communications as proof.
Any Promotions made available through the Service may be governed by rules that are separate from these Terms.
If You participate in any Promotions, please review the applicable rules as well as our Privacy policy. If the rules for a Promotion conflict with these Terms, the Promotion rules will apply.
The Company is not responsible for the content of the Service's users. You expressly understand and agree that You are solely responsible for the Content and for all activity that occurs under your account, whether done so by You or any third person using Your account.
You may not transmit any Content that is unlawful, offensive, upsetting, intended to disgust, threatening, libelous, defamatory, obscene or otherwise objectionable. Examples of such objectionable Content include, but are not limited to, the following:
The Company reserves the right, but not the obligation, to, in its sole discretion, determine whether or not any Content is appropriate and complies with these Terms, refuse or remove this Content. The Company further reserves the right to make formatting and edits and change the manner of any Content. The Company can also limit or revoke the use of the Service if You post such objectionable Content. As the Company cannot control all content posted by users and/or third parties on the Service, you agree to use the Service at your own risk. You understand that by using the Service You may be exposed to content that You may find offensive, indecent, incorrect or objectionable, and You agree that under no circumstances will the Company be liable in any way for any content, including any errors or omissions in any content, or any loss or damage of any kind incurred as a result of your use of any content.
Although regular backups of Content are performed, the Company does not guarantee there will be no loss or corruption of data.
Corrupt or invalid backup points may be caused by, without limitation, Content that is corrupted prior to being backed up or that changes during the time a backup is performed.
The Company will provide support and attempt to troubleshoot any known or discovered issues that may affect the backups of Content. But You acknowledge that the Company has no liability related to the integrity of Content or the failure to successfully restore Content to a usable state.
You agree to maintain a complete and accurate copy of any Content in a location independent of the Service.

Notwithstanding any damages that You might incur, it is understood that Activ Retreats is not an insurer, that insurance if any shall be obtained by You and that if Activ Retreats should be found liable for any loss, damage or injury relating to the Service, its likability shall be limited to a sum equal to the cost YOU paid to Activ Retreats.
Some jurisdictions do not allow the exclusion of implied warranties or limitation of liability for incidental or consequential damages, which means that some of the above limitations may not be deemed to apply. In these jurisdictions, each party's liability will be limited to the greatest extent permitted by law.
By using our marketplace, the Host agrees to defend and hold harmless Activ Retreats, its affiliates, employees, agents, contributors, third party content providers, insurers and licensors from any third-party actions, claims, demands, liabilities, costs, expenses (including legal fees), losses, or damages that arise from a Host’s content, use of our Services or the Retreat.
It is further agreed that should You cause any damages, whether direct or indirect, to the HOST that you shall indemnify and hold harmless Activ Retreats from any and all claims, damages, losses, demands, liabilities, costs and expenses (including legal fees) arising from your negligence, whether by conduct or omission, during the Retreat.
The Service is provided to You "AS IS" and "AS AVAILABLE". Without limitation to the foregoing, the Company provides no warranty, and makes no representation of any kind that the Service will meet Your requirements, achieve any intended results.
Without limiting the foregoing, neither the Company nor any of the company's provider makes any representation or warranty of any kind, express or implied: (i) as to the operation, availability and experience of the Service; or (ii) that the Service, its servers, the content, or e-mails sent from or on behalf of the Company are free of viruses, scripts, trojan horses, worms, malware, timebombs or other harmful components.
Some jurisdictions do not allow the exclusion of certain types of warranties on applicable statutory rights of a consumer, so some or all of the above exclusions and limitations may not apply to You. But in such a case the exclusions and limitations set forth in this section shall be applied to the greatest extent enforceable under applicable law.

If You have any concern or dispute about the Service, You agree to first try to resolve the dispute informally by contacting the Company. If You are a European Union customer, you will benefit from any mandatory provisions of the law of the country in which you are resident in.
You represent and warrant that (i) You are not located in a country that is subject to the United States government embargo, or that has been designated by the United States government as a "terrorist supporting" country, and (ii) You are not listed on any United States government list of prohibited or restricted parties.
If any provision of these Terms is held to be unenforceable or invalid, such provision will be changed and interpreted to accomplish the objectives of such provision to the greatest extent possible under applicable law and the remaining provisions will continue in full force and effect.
Except as provided herein, the failure to exercise a right or to require performance of an obligation under these Terms shall not affect a party's ability to exercise such right or require such performance at any time thereafter nor shall the waiver of a breach constitute a waiver of any subsequent breach.
